No, creating a Zuby account and collecting payment is absolutely free. If your renters choose to pay via ACH transfer, it will be completely free for them as well. We only charge your renters a payment processing fee when they pay with a debit or credit card. Refer to our pricing page for more information on how we are able to offer Zuby for free.
It depends on the payment method that renters choose. ACH transfers typically take 4-6 business days to clear, while credit or debit card payments typically take 2-3 business days.
An ACH transfer is an electronic, bank-to-bank transfer processed by the Automated Clearing House network which is used by all U.S. banks. What that means for Zuby users is that landlords and renters securely connect their bank accounts to Zuby, and Zuby allows them to make secure payments from one account to another.
Yes. We take security very seriously, and our carefully selected payment partners adhere to the most stringent security practices. Dwolla powers our bank to bank transfers and has security in it’s DNA. We process card transactions using Stripe, where security is always top of mind. Read more about how Zuby approaches security.
The current transfer limit using Zuby is $4,000 per week. If you would like to transfer more, please contact support@getzuby.com
To request payment, you must first invite your renters to download Zuby and join your property by entering their name and email when you enter your existing or new lease information. Zuby uses your lease details such as start date, end date, and rent due day to create automatic monthly rent payments that will be posted to your renters’ Zuby account. If you do not input all of the necessary lease details, Zuby will not create automatic payments on your behalf. Once you set up monthly rent payments, Zuby will remind your renters as their charges become due. You can edit individual payments in your payments center. You can also create new custom charges at any time though the payments center
Yes. When you enter your lease information on Zuby, you will have the option to charge your renters for move-in costs such as security deposit, pre-paid rent, pet fees, etc. You can also create new custom charges at any time though the payments center, including move-in and other costs.
Yes. When you enter your lease information on Zuby, you will have the option to charge your renters for move-in costs, including pre-paid rent for the days between the lease start date and the next official rent due date.
Yes, there are two ways in which this can be done. First, you can reduce an upcoming payment by editing it in your payments center, effectively giving your renters credit for the amount you wish to reimburse. The other way would be to use the “make payment to renter” feature in your payments center, which will allow you to make a transfer to one of your renters. Please note that both you and your renter must have a connected bank account in order to complete a transfer.
Yes, use the “make payment to renter” feature in your payments center to make a transfer to one of your renters. Please note that both you and your renter must have a connected bank account in order to complete a transfer. If you created a new lease you will still be able to make payments to your previous renters until you remove them from your manage renters page.
Once your renters are connected to your property and you have an assigned bank account attached to it, your renters can begin paying rent. You can connect renters to your property by inviting them when entering a new lease or through the manage renters page. Renters can choose to pay with a credit or debit card, or via an ACH transfer. In any case, the transaction is completely free for the landlord and will only cost the renter money If they pay with a credit or debit card

After you create a property and invite a renter, you will be able to assign a bank account to that property. You will need to verify your bank account, which be done either by securely logging into your online banking or by using micro deposits. As an added measure of security for our users and as required by our payment providers, all of our landlords must also verify their personal identity by providing a few other pieces of information. We never share you personal information and the online identity verification is instant for most landlords so you will likely be able to start using your bank accounts right away.
You can see each property’s assigned bank account by going to that property’s payments center. You can change the assigned bank account, which will take you to the Banks and Cards Settings page to assign a different existing bank account or add a new one.
Yes you can. You can use the first and last name fields to input your business name, and you can also add a business bank account to Zuby.
As part of federal Know Your Customer (KYC) regulations, we are required to verify the identity of users that will receive money through Zuby, regardless if the bank account you are adding is a personal or business account. This is also one more tool for us to ensure Zuby is secure for all of our users.
In your Settings, under Banks and Cards, you can add and delete accounts.
Yes, you can currently have up to 4 bank accounts connected to Zuby at any given moment and can assign any of the 4 to each of your properties.
No, at this moment, Zuby users can only connect to U.S. bank accounts.
Check the payments center in your Zuby app or website for upcoming payment status. Payments that have been completed will show in recent payments, and older payments will show in transaction history, all of which can be accessed through the payments center. Zuby also sends both landlords and renters email notifications containing the payment details once a payment is initiated and once the payment is complete. ACH transfers typically take 4-6 business days to clear, while debit or credit card payments take about 2-3 business days to clear.
Zuby’s automatic late fee feature means that you no longer have to chase renters when they are behind on payment. When creating a new property, you will be asked to enter the late fee policy information as is stated in your lease agreement, including the grace period and late fee amount. Zuby will then automatically apply the late fee amount whenever payment hasn’t been initiated for the full amount due by the grace period date. You can edit the late fee policy on existing Zuby properties in the bottom of the Edit Property page.
You can turn off automatic late fees by toggling off the policy in the bottom of the Edit Property page.
Yes, in the Payments Center, you can choose an upcoming payment and edit it, delete it, mark it as paid outside of Zuby, or send a payment reminder to your renters.
In the Payments Center, you can choose an upcoming payment and mark it as paid outside of Zuby, which will generate a receipt for you and your renter and will move the payment from upcoming to historical.
Yes. If you have multiple renters connected to a property, the full amount of each payment will go out to all renters in that property. As each of your renters makes a payment, the balance will go down. Zuby sends partial payments as they are initiated, so if you have two renters in a property you will receive two separate payments. This means that if one renter is late on a payment, your automatic late fee will still apply, since full payment has not been made, and will increase the balance to all renters.
Go to historical payments in your payments center. From there you can view, delete or export payments. If you choose to export, the payment records will be sent to the email associated with you Zuby account in the form of attachments.
Zuby is completely free to use for landlords and renters. Refer to our pricing page for more information on how we are able to offer Zuby for free.
To edit your lease, go to Edit Property in the active property page. To replace the existing lease with a new lease, you can change the property to Vacant in the Edit Property page and turn it back to Rented. This will walk you through entering the new lease information. Please note that doing so will remove the property from your existing renters’ Zuby account. Your previous renters will still appear in your manage renters screen, which means that you will be able to contact them and make payments to them until you remove them from that page.
Once you create a rented property, you will be prompted to enter your lease information. If your property was created as Vacant, turn it to Rented from your property page to enter the lease information. To replace the existing lease with a new lease for rented properties, change the property to Vacant in the Edit Property page and turn it back to Rented. This will walk you through entering the new lease information. Please note that doing so will remove the property from your existing renters’ Zuby account. Your previous renters will still appear in your manage renters screen, which means that you will be able to contact them and make payments to them until you remove them from that page.
Once you invite renters to your property by using their email, we will automatically add them to it as soon as they sign up with the same email (or immediately if they already have a Zuby account). In either case you will receive an email notifying you that your renters have been connected to your property, and you will be able to see them in your manage renters page.
Yes, you can add multiple renters to a given property on Zuby.
Zuby allows you to upload documents to your account for future reference and to help you stay organized. We know that some documents should be shared with renters, and some should not, so we’ve created a separation. Under Property Documents in your property’s page, you will be able to upload documents. If you would like your renters to have access to a document, be sure to upload it to documents shared with renter
You can delete a property from that property’s Edit Property page. Doing so will move the property from Active Properties to Previous Properties, which means Zuby will maintain records such as the property address, documents, transaction history and renter information for your future reference. If you need assistance completely removing a property, please contact support@getzuby.com.
